What the management model is
You stay the landlord. We become the operation behind the property.
Under management, your property is placed with the families we house through our local authority partnerships, and we run everything that follows. Sourcing, vetting, communication, inspections, maintenance and compliance all sit with our ICO and PRS registered team.
The difference from guaranteed rent is where the income comes from. Rather than us leasing the property and paying you a fixed rent, the property earns through the partnership and you receive that income less a clear monthly management fee. That is why the ceiling is higher.
You keep the contract and the upside. We carry the work.

How the fee works
A flat monthly fee, not a percentage
Most agents take a cut, so the better your property performs, the more they take. Ours does not work that way.
Your management fee is a flat amount each month, agreed before you sign and unchanged for the length of the agreement. It does not move when the property earns more.
That has a consequence worth spelling out. Income follows how long the property is occupied, so a 31 day month earns more than a 30 day month, while the fee stays exactly the same. Those extra days are yours, not ours.
